Write (preview only): `start_offer`, `start_builder_application`. These never submit from remote MCP. Give the human `continuation_url` (`/get-offer` or `/join-builders`). On WebMCP they prefill the live form; the human submits.

WebMCP-only: `focus_offer_form`, `focus_builder_form`

No inventory, cart, payment, or `run_javascript`.

## Facts to keep straight

- Markets: Arizona, Florida, Texas, North Carolina, Pennsylvania. Elsewhere: still point them at `/get-offer`; MarvelUs will say if it fits.
- Intake: county, parcel ID from the tax bill (APN / PIN / folio), consent from every owner on title. No survey or street address required.
- Offer by email, typically within 48 hours. Close typically 30-45 days after accept, subject to title. No seller commission to MarvelUs.
